Toll Brothers

Sarasota & Lakewood Ranch Area

This area has been a major focus for Toll Brothers in recent years, particularly within the massive Lakewood Ranch master-planned development.

The Isles at Lakewood Ranch (Active)
- Status: Active / Selling
- Details: A luxury community featuring Caribbean-style architecture. It is divided into collections like the Sanibel and Captiva collections.
Monterey at Lakewood Ranch (Active)
- Status: Active / Selling
- Details: A newer luxury single-family home community offering high-end amenities and lake views.

Venice & Wellen Park Area

Toll Brothers recently entered the Wellen Park (formerly West Villages) master plan with two significant communities.

Solstice at Wellen Park (Active)
- Status: Active / Selling
- Details: Located within the Wellen Park district, this community features townhomes and single-family homes with resort-style amenities.
Oakbend at Wellen Park (Active)
- Status: Active / Selling
- Details: A newer addition to their Wellen Park portfolio, offering single-family homes.

Bonita Springs & Estero Area

Between 2009 and 2017, Toll Brothers was very active here, completing several notable gated communities.

Bonita Lakes (Completed)
- Location: Bonita Springs
- Build Dates: Approx. 2012–2017
- Details: A premium gated community of single-family executive and estate homes centered around extensive lakes.
Belle Lago (Completed)
- Location: Estero
- Build Dates: 2004–2014
- Details: Although started before 2009, construction and sales continued well into the 2009–2014 window. It connects via a cart path to the neighboring Estero Country Club (though membership is optional).
The Reserve at Estero (Completed)
- Location: Estero
- Build Dates: 2004–2015
- Details: Similar to Belle Lago, this community of single-family homes saw its final phases completed during your requested timeframe.

Naples Area

Naples contains a mix of completed boutique communities and new large-scale developments.

Azure at Hacienda Lakes (Completed/Final Opportunities)
- Location: East Naples
- Build Dates: Approx. 2014–2023
- Details: A master-planned community where Toll Brothers built luxury estate homes and villas.
Palazzo at Naples (Completed)
- Location: North Naples
- Build Dates: Approx. 2015–2018
- Details: A boutique, gated community known for its natural gas availability and convenient North Naples location.
Cordoba at Lely Resort (Completed)
- Location: Lely Resort (South Naples)
- Build Dates: Approx. 2014–2016
- Details: A unique pocket within Lely Resort featuring courtyard-style homes where the outdoor living space is private and central to the home.
Firano at Naples (Completed)
- Location: South Naples (Davis Blvd)
- Build Dates: Approx. 2008–2014
- Details: A smaller gated community that was active during the early part of your timeframe.

Fort Myers & Babcock Ranch Area

Toll Brothers at Willow (Active)
- Location: Fort Myers
- Status: Active / Selling
Regency at Babcock Ranch (Active)
- Location: Babcock Ranch (Charlotte County, just north of Lee County line)
- Status: Active / Selling
- Details: An active-adult (55+) section within the famous solar-powered town of Babcock Ranch.
Waterview Landing at Babcock Ranch (Active)
- Location: Babcock Ranch
- Status: Active / Selling

Koogler Homes

West Cape Estates

Details: An exclusive, small gated community in Northwest Cape Coral with only roughly 26 estate-sized lots (0.5 acres+). Koogler has built significant custom estate homes here (e.g., on West Cape Estates Circle).

Tarpon Point Marina

Details: A luxury waterfront resort community in Southwest Cape Coral. Koogler has built high-end custom homes on the estate lots here.

Cape Harbour

Details: Similar to Tarpon Point, this is a yachting community where Koogler constructs custom waterfront estate homes.

Scattered Waterfront Lots (Cape Coral)

Details: The vast majority of their projects from 2018–2024 are individual custom builds on “direct gulf access” canals in Southwest (SW) and Northwest (NW) Cape Coral.

Named Projects & Model Homes (2018–2024)

Because they are a custom builder, their “projects” are often famous individual model homes that win awards and serve as their portfolio showcases for a few years.

The Crown Jewel (2024)
- Status: Recent Completion / Award Winner
- Details: Won “Best Overall Home” in the 2024 CCCIA Builders’ Showcase. A 3,600+ sq. ft. luxury custom home that showcases their newest modern design trends.
The Modern Jewel (2020)
- Status: Completed
- Details: Located at 4312 SE 18th Ave, Cape Coral. This home was a major showcase for them, winning multiple awards in 2020. It featured advanced smart home tech, a 2,000 sq. ft. lanai, and a “man cave” with a 155-inch TV wall.
The Gosford (2018–2019)
- Status: Completed
- Details: A Tuscan-inspired custom home that was their primary model entry for the 2019 Builders’ Showcase.
The Necker Island (2019)
- Status: Floor Plan / Custom Project
- Details: A modern, tropical-inspired design that became popular in their portfolio around 2019.
The Santa Rosa (2018)
- Status: Floor Plan / Custom Project
- Details: A classic floor plan they marketed heavily starting in late 2018.

Koogler Signature & Island Series

Launch: Late 2024/2025
Details: A new initiative to offer slightly more standardized (though still luxury) floor plans, likely to streamline the building process compared to their fully one-off custom estates. These homes range from $500k to nearly $1M (excluding lot price).
